With the real estate market being on the side of home sellers recently, some home owners might be tempted to try to sell their home on their own (FSBO) without using the services of a real estate professional.
It’s understandable…why not save the money? How hard could it be to sell/list a home?
You’d be surprised.
One thing to consider is the problems that can occur because of “not knowing what you don’t know”. Real estate agents deal with home sales/listings all the time. Most home owners are involved in the sale of a home every 5 or 10 years.
A competent real estate agent is a trained and experienced negotiator and is intimately familiar with the long list of details that have to be addressed and managed during the sale of a home. In most cases…probably all cases… the seller/home owner is not.
If you plan to sell your home without the help of a real estate agent, you should be prepared to deal with:
- The buyer who wants the best deal possible
- The buyer’s agent who solely represents the best interest of the buyer
- The home inspection companies which work for the buyer and will almost always find some problems with the house.
- The termite company if there are challenges
- The buyer’s lender if the structure of the mortgage requires the sellers’ participation
- The appraiser if there is a question of value
- The title company if there are challenges with the title paperwork for your home
- The buyer’s buyer in case there are challenges on the house your buyer is selling
- Your bank in the case of a short sale
FSBOs and Lower Offers
Beware of the fact that a buyers agent will often advise a buyer to put in a lower offer simply because it is understood that you will not be paying a commission to a list agent. It’s unreasonable for sure, but it happens quite a bit.
